BUYING LAND IN BULGARIA
Foreign nationals living outside Bulgaria cannot buy land in Bulgaria for building on. You can get around this is by registering yourself as a new company with yourself as a company director in Bulgaria. This process will take about 4 weeks to complete and will cost around £1,000.
Once approved by the Bulgarian authorities, The Initial Contract of Purchase will be prepared by your own chosen solicitor or notary, and you will be looking at your own solicitor’s/notaries fees + 10% deposit of the land purchase price.
Your solicitor will be able to apply for the necessary search papers, i.e. title documents otherwise known as deeds, licences, permissions, any outstanding debts and draw up terms of contract and conditions between the current land owners (Vendor) and yourself. Once this has been approved the purchaser (Yourself) must pay the balance of the purchase price for the land + land tax which can amount to more than 5% of the purchase price and your final solicitor’s completion of instruction bill.
Then the land is yours to build upon.
